THE QUICK LOWDOWN
Perched atop the rolling hills of Pakiri, this home is a modern interpretation of a rural homestead, designed as a permanent retreat rather than a traditional bach. The client, based in Auckland, sought a peaceful escape that embraced breathtaking views of the ocean and surrounding native bush. Positioned at the highest point of the site, the house opens up to sweeping 180-degree views over the sea to Little Barrier Island while also capturing the dramatic landscapes to the south and west. Designed to integrate with its surroundings, the home is bathed in sunlight while offering a front-row seat to the ever-changing coastal weather.
WHERE THE MAGIC HAPPENS
The home follows the land’s contours, ensuring a strong connection to its environment. Rolling lawns extend seamlessly into the surrounding native bush, reinforcing the natural beauty of the site while maintaining privacy despite its openness. The elevated setting provides an ever-changing experience, whether basking in morning light, watching storms roll in from the ocean, or observing mist settle over the hills.
DESIGN DRIVERS
Inspired by simple rural structures, the design breaks up the traditional gabled form into a series of smaller, interconnected structures, following the flow of the land. This approach allows for a single-depth layout, maximizing views and natural light. The main bedroom gable was given additional height, while the garage was rotated and separated from the main house to create a more balanced composition.
Passive design principles were essential. Large north-facing glazing captures solar gain, while the east, west, and south façades remain more solid to minimize heat loss. The single-depth layout encourages natural cross-ventilation, keeping the home cool in summer. The polished concrete floor absorbs warmth during the day and releases it at night, enhancing comfort throughout the year.
LIFE INSIDE
The interiors reflect the home’s connection to the landscape, using a restrained material palette that enhances light and space. Crisp white walls and ceilings create a fresh, open feel, while polished concrete floors add warmth and texture. Generous glazing frames the surrounding views, and sliding doors seamlessly connect indoor and outdoor spaces. The carefully considered proportions ensure that even in its openness, the home feels intimate and grounded, a retreat designed for both relaxation and connection to nature.
CHALLENGE ACCEPTED
Balancing openness with shelter was key. The fragmented form provides protection from coastal winds while maintaining uninterrupted views. Adjustments to roof heights and orientations ensure privacy where needed, while outdoor spaces remain integrated with the landscape. The result is a home that embraces its environment, offering a sanctuary that feels both expansive and deeply connected to the land.
